Property Taxes

We manage and maintain property tax and assessment information, including the issuance of tax certificates and property searches.

Paying your taxes

Property Taxes are due June 30 to avoid penalties.

Property taxes are due 30 days after the issuance of tax notices. Any taxes that remain unpaid after 30 days are subject to: 

  • 6% after June 30, 2026  
  • additional 6% after August 31, 2026  
  • 14% on any remaining balance after December 31, 2026  

Outstanding taxes on January 1st of the following year are subject to a 14% penalty. See our Unpaid Property Tax Penalty Bylaw for more information.

You can pay online through your bank or by telephone/internet banking.

You can set up automatic payments throughout the year through our Tax Instalment Payment Plan.

Understanding your property taxes

Each year, Council approves the municipal revenue required to fund services such as:

  • Roads, sidewalks and infrastructure
  • Parks and recreation 
  • Emergency services 
  • Snow clearing
  • Community programs

The approved municipal tax levy is distributed across all taxable properties in Morinville based on your property’s:

  • Assessed value
  • Assessment class
  • Tax rates approved for that class 

Residential and non-residential properties are taxed at different rates under Council’s approved taxation framework.

A municipal tax increase does not affect every property equally.

Changes to an individual property tax bill depend on:

  • Changes in assessed property value
  • How that change compares to the overall market
  • The property tax class assigned to the property 

This means some properties may see:

  • Larger increases
  • Smaller increases 
  • Little change 
  • Possible decreases even when the overall municipal tax increase is the same

Assessment growth occurs when the overall taxable value of properties in Morinville increases. 

This can happen through:

  • Changes in market value
  • New development  and construction 
  • Property improvements and renovations

Assessment growth changes how taxes are distributed among properties but does not increase the total municipal tax revenue collected.

In addition to municipal property taxes, Morinville collects taxes on behalf of other organizations, including:

  • Alberta Education Property Tax 
  • Homeland Housing 

Changes to provincial and external requisitions may impact overall property tax notices independently from municipal budget decisions. Morinville Council has no control over these requisitions.

School declaration

In Morinville, both a public and a Roman Catholic separate district exist. All individuals who own property located in a district where both a public school district and a Roman Catholic separate school district exist are required to file this notice when a property is acquired. An individual may file a notice at any subsequent time; however, completed and signed forms must be received by December 31 of the current year to take effect the following calendar year. Completed forms can be returned by email, fax or mail. 

Property tax certificates

A tax certificate provides the roll number, legal description, property address, levy, current balance, arrears, and the monthly tax payment plan amount. 

How do I order a tax certificate?

Requests can be made by submitting the Tax Certificate request form. Please be sure to include at least two of the following: name of current property owner, tax roll number, street address, legal address, title number or LINC number.

How much does a tax certificate cost?

A standard tax certificate is $40.00 (no GST).

How long does it take to receive? 

Standard tax certificates take 2-3 business days to process. Rush tax certificates are processed within 1 business day.

Our operating and capital budgets

Annually, Council approves the Town of Morinville's operating and capital budgets. From the approved budget, we establish a mill rate (tax rate) that applies to property assessments. Read our Property Tax Bylaw for more information on the current years mill rate approved by Morinville Town Council.
